Drop-down seals

A drop-down door seal has practical advantages in both private and business environments. For example, the retractable floor seal can insulate sound in a room or prevent an unpleasant draught, making it much easier to regulate the temperature in a room.

When we talk about a drop-down seal, we mean the drop-down floor seal. This is a separate component that is fitted at the bottom of the door leaf. The aim is to seal even a minimal gap between the door and the floor.

The function of a drop-down seal for the door is as simple as it is ingenious. Once the door has been fitted with the drop-down seal - depending on the material of the door leaf, there are different ways of doing this - the profile lowers as soon as the door is closed. If the door leaf hits the frame when closing, a pin slides into the support rail of the drop-down seal. It triggers the movement of the spring, which lowers the bottom seal. In modern versions, the automatic floor seal also compensates for any unevenness in the surface and thus ensures a tight seal.


A door with a drop-down seal is useful in various ways. A drop-down seal for screwing on, sticking on or inserting into the door leaf reliably seals a room. This means, for example, that no cold air passes under the door in colder seasons and no warm air enters an ideally cooled room via this route in summer. Especially in the fall and winter, this can have a positive effect on the energy consumption required for heating. Both residential and commercial premises benefit equally from this advantage of a drop-down door seal.


A drop-down floor seal also makes a room soundproof to a certain extent. Noises or even conversations no longer penetrate so easily from room to room. A door with a drop-down floor seal is therefore particularly important wherever privacy and important information need to be protected. This can be the office, for example, but also doctors' surgeries where conversations are held with patients or business partners and customers.


Both the material of the door leaf and the reason for using the drop-down seal for the door play a role in this question. Fire and smoke protection doors, for example, have such seals, but with different specifications.

Lowerable door seals are available for these applications:

  • For doors made of a wide variety of materials, including glass doors
  • To achieve a high level of sound insulation
  • For very uneven floors.

The installation of a drop-down seal depends on the material used for the door and also on whether the door leaf should or may be modified. A groove can be milled quite quickly into the underside of a wooden or plastic door leaf. With metal, this is more difficult and a drop-down seal for the glass door must be fitted from the side. The usual installation steps are:

  1. Depending on the material, mill a groove on the underside of the door leaf.
  2. Adjust the (glass door) floor seal to the appropriate length.
  3. Countersinking of the seal in the groove or other appropriate method for connecting the drop-down seal and door.
  4. Make the fine adjustment to prevent grinding.
